Our primary focus is working with high-level investors and lenders who want secured exposure to property through first charge lending, without operational involvement. Alongside this, we also work with investors who want to own assets directly and have them professionally managed.

Everything we do is based on structure, risk management, and execution. We are selective in who we work with and deliberate in how capital is deployed.

Everything starts with the asset

We focus on sourcing opportunities where value exists due to complexity, distress, condition, or execution requirements that most buyers avoid. These are not retail purchases and require experience, discipline, and hands-on management.

If the numbers do not work conservatively, the opportunity does not proceed.

Investment Structures

Model 1 – High Level First Charge Lending (Primary Focus)

This is the core of Elliott James Investments.

In this structure, investors act as real estate first charge lenders, while Elliott James executes the entire project end to end.

How The Structure Works
  • Elliott James sources and analyses the opportunity
  • Full cost and return modelling is completed
  • The opportunity is presented for approval
  • Investor funds are transferred into a Spanish SL SPV 

    (Special Purpose Vehicle)
  • The asset is purchased through the SPV
  • A first charge is registered in favour of the investor by our lawyers


The cost of registering and maintaining the charge is built into the project financials and treated correctly within the return model.

Execution And Exit

Once acquired, Elliott James manages the full lifecycle of the project, including:

  • Renovation using our approved building company with an approved track record
  • Furnishing by our approved Interior Designer and positioning for resale
  • Professional photography and video
  • Full marketing plan and sale on the open market using all industry sales platforms


Upon sale:

Investor capital is repaid, and the first charge is settled
The structure can be repeated on future projects if approved by the investor

Returns And Security
  • Fixed returns between 5%–12%, depending on term and capital deployed
  • Secured by first charge over the property


This model is designed to prioritise secure first charge lending with professional management.

Model 2 – Investor Owned Assets With Elliott James Management

This structure is for investors who want to own the asset directly while benefiting from Elliott James’ experience and execution.

In this model:

  • Elliott James sources and advises on the opportunity
  • Full cost and return modelling is completed
  • The opportunity is presented for approval
  • The investor purchases and holds full title
  • Ownership and liability remain entirely with the investor


We then either manage the renovation fully or provide structured guidance, depending on the investor’s preference.

Fees
  • Fixed Elliott James management fee (Fee confirmed based on the project size and length)
  • 5% plus IVA exit fee
Execution And Exit

Elliott James delivers:

  • Professional photography and video
  • Pricing and positioning strategy
  • Full marketing plan and sale on the open market using all industry sales platforms
  • Sale execution


This model is designed for investor control and liability with professional management.

Model 3 – Long Term And Distressed Asset Strategies

We also work with longer-term strategies involving distressed assets, including properties with okupas.
These opportunities:
  • Are typically acquired at discounted prices
  • Require patience and specialist legal handling
  • Do not have fixed timelines or guaranteed returns
In this structure:
  • The investor holds full ownership of the asset
  • Elliott James manages the legal and operational process
  • Returns are variable and asset-dependent
  • Elliott James charges a fixed management fee


Once the asset is recovered, it is reassessed for resale, long-term rental, or repositioning.

Model 4 – Hybrid And Bespoke Investment Structures

For certain investors and family offices, we structure hybrid investment models that combine different elements of capital, security, and involvement.

These structures are bespoke and built around the opportunity and investor requirements.

  • Fixed returns between 10%–20%, structure dependent
  • Security includes options of first charge, second charge, and debenture over SPV shares, and varies depending on the model
  • Clear documentation and alignment from the outset
