Benahavís is one of the most unique areas on the Costa del Sol. It’s known for its hills, its views, its small traditional village, and the fact that it’s home to some of the most prestigious residential zones in Marbella’s surroundings. It covers a huge area, including La Quinta, Los Arqueros, El Madroñal, La Heredia, and even Zagaleta — so when people say “Benahavís,” they often mean very different things.
What ties all these zones together is elevation, nature, and space. If you want views, peace, and proper hillside living, Benahavís is usually where you end up looking.
Pros — Real, Practical, Balanced
- Some of the best views on the entire coast — elevation gives you everything.
- Beautiful walking routes, hills, nature, and a clean environment.
- The Benahavís river walk and gorge are genuinely special.
- The old town has incredible restaurants — some owned by friends and locals I know personally.
- Town hall is easier to deal with than Marbella — better for developers and new builds.
- A mix of high-end areas (La Quinta, Madroñal, Zagaleta) within the municipality.
- Very peaceful compared to central Marbella.
- Many gated communities with excellent security.
- Attracts high-quality buyers and long-term residents.
Cons — Honest but Polite
- Hills — lots of them. If you prefer flat terrain, this is not your place.
- A car is essential; walking to daily services is unrealistic in most areas.
- Some pockets feel quite remote unless you enjoy hillside living.
- Summer can still bring a little tourism, but nothing compared to the coast.
- Higher elevation means slightly cooler winter evenings (pros/cons depending
- on preference).
Who Moves Here
- Buyers wanting peace, views, and space
- Golfers
- Families who prefer gated communities
- High-end villa buyers
- Developers (due to friendlier planning environment)
- People escaping the summer chaos of the coastal zones

Lifestyle & Daily Living
Daily life here depends on where you live, but you can expect:
- cleaner air
- quieter surroundings

- nature trails
- a more relaxed pace
The old town adds charm and convenience, and nearby areas like San Pedro, La Quinta, and Nueva Andalucía are only minutes away.
Investment View
Benahavís has been one of the strongest investment regions for new builds and villa developments. Easier licensing makes it attractive for serious developers, and the demand for hillside luxury remains high. Properties with views hold excellent long-term value.
James’ Overall Take
Benahavís is one of my favourite overall areas — not just because it’s beautiful, but because it combines so many top locations under one municipality. If you want views, nature, and high-quality living, without being too far from the coast, Benahavís is a standout choice. The hills aren’t for everyone, but if they suit you, the lifestyle is exceptional.
